STANDARD FEES - RESIDENTIAL CLOSING
PURCHASE OR REFINANCE

 
Settlement Fee GFE4
$395 -  This will cover all costs and fees that we would normally charge in our representation of the lender, including: attorney fees, title examination fees, courier charges, document preparation, tax report charges, post closing fees, overnight deliver charges, title commitment, postage charges, etc.

For a Purchase: $395 (Settlement fee) + $100 (lender's title insurance - simultaneous issue discount*) + $35 CPL fee

For a Refinance: $395 (Settlement fee) + lenders title insurance + $35 CPL fee

Lenders policy rates: $2.25/$1,000 plus $ 50.00 based on loan amount.

*Simultaneous issue rate: Lenders policy is $100 when issued at the same time as an Owners Policy.

All Title Insurance Rates are as Published and Required by Fidelity National Insurance Company (see rate calculator below)
Owners Title Insurance GFE 5
Owners policy rates: $3.80/$1,000 plus $ 60.00 based on purchase price (enhanced policy).
Recording Charges GFE 7
We suggest using $70 as an estimate since recording amounts vary on each transaction. The final HUD-1 will reflect the actual cost to record the documents.
Transfer and Intangible Taxes GFE 8
$1.00/$1,000, or fraction thereof, based on the purchase price for the transfer tax
$1.50/$500, or fraction thereof, based on the loan amount for the intangible tax.
